Caribbean Townhome Ownership FAQs

Q: Are repairs and maintenance handled through Home Owners Association (HOA)?
A: Exterior repairs are the responsibility of the HOA. Interior repairs can be handled through the HOA to a private maintenance company at the Owners expense

Q: Can you smoke in units?
A: Not in rental pool buildings

Q: What happens when you sign a contract to buy then change your mind?
A: If construction has started, a loss of deposit is likely but no further costs as long as the unit has no progressed past the first floor. If the contract is cancelled before construction starts, the deposit will be returned minus and legal costs involved with drawing up the sales contract.

Q: What if there’s a concern about noise levels?
A: All units are built with solid concrete firewalls between them which mitigate noise levels between unit sounds. The resort has HOA rules regarding quiet times on property.

Q: Are the units family friendly?
A: Absolutely! Restaurants will have children’s menus and beach and pools welcome families.

Q: Are there restrictions on leasing?
A: All rentals must go through the management company. Because all rentals will enjoy the services of the resort, they must go through management to maintain quality for all using the resort.

Q: Are there pool and beach restrictions?
A: Both are open to all registered guests and owners.  A limited number of daily request passes may be available to purchase from the management company at their discretion on how full the resort is at that time.

Q: How many parking spaces come with each unit?
A: Each townhouse has one parking space by their unit, but additional spaces are available through valet parking.

Q: Is there an on-site management company?
A: Yes, the resort management company is on site 24 hours per day. The HOA company will also have an office on site that will be open regular business hours.

Q: Is insurance included?
A: The HOA fees will cover overall insurance for each townhouse but it is recommended that insurance to cover interior damage be purchased at very reasonable costs.

Q: Who is on the HOA Board of Directors?
A: The developers will appoint the members of that board until all the townhouses are initially sold, then a new board will be elected by vote of the owners of the townhouses.

Q: Is there a fitness center?
A: Yes, there will be a fitness center, walking paths and possible water exercise classes.

Q: Is there security?
A: There will be 24 hour security on site, restricted vehicle access and night time walking patrols at the resort.  There will be street and path lighting throughout the resort.

Q: Do I have a mailbox?
A: There will not be mailboxes on site.
